Phuket Villas by Area

This page counts the Phuket properties Agoda lists as villas, area by area across the nine areas our where-to-stay guide compares, and prices them on one set of dates, so a listing has something to be held against rather than being judged on its photographs.

A villa on Phuket is not one price. Across the six areas here with enough priced villas for a median, the same three nights ran from $132 a night in Nai Yang and Mai Khao to $274 in Patong. A listing tells you what one villa costs. This page tells you what villas around it cost on the same dates, which is the only way to know whether the listing is a bargain or an ordinary price with better photographs.

Agoda lists 1,156 properties on Phuket as villas or resort villas. 728 of them fall within three kilometres of one of the nine areas our where to stay in Phuket guide compares, and every one of those was asked for its rate on the same dates. 254 came back with one; the rest returned no rate at all.

The other 428 sit beyond all nine, inland and around Chalong, and they appear in no row of the table below. This is a guide to villas in the nine areas people actually choose between, not a census of every villa on the island.

Every figure is for 25 to 28 October 2026, 3 nights, 2 adults, checked on 15 September 2026, in US dollars. A median describes the villas that returned a rate on those dates, not every villa, and it mixes a one-bedroom house with a six-bedroom one, so read it as where prices sit in an area rather than as the price of anything you can book.

Villa prices by area

South to north along the west coast, the same order and the same names as the where-to-stay guide, with the old town last because it is not on that coast at all. The dollar signs place each area against the nine areas as a whole: one sign is the cheapest third of the prices in this table, three the dearest. They are not a ranking against the whole island, because the villas outside these nine were never priced.

Prices are Agoda’s nightly rate for 25 to 28 October 2026, 3 nights, 2 adults, checked on 15 September 2026. A median needs at least fifteen priced villas in an area; below that the table says so rather than print a number, which is why Karon, Surin and Phuket Old Town carry no villa median. The guest score is Agoda’s median guest score for that area’s villas, not our verdict on them. The count is the properties Agoda lists as villas or resort villas within three kilometres of the area, so the 428 villas that sit outside all nine are in none of these rows.

Agoda's own search can filter to its villa type and a price range. The three bands below are the thirds of the prices in this table, but the search itself covers the whole island rather than one area of it, so use it to see a band for yourself: under $136 a night, $136 to $228 a night, or over $228 a night.

The south holds the villas, and holds them in a narrow band

Nai Harn and Rawai carries 259 of the 728 villas placed in these nine areas, more than any other, and its middle half is the narrowest in the table at $87 to $171. One area comes out cheaper on the median than its $144: Nai Yang and Mai Khao at $132 over 35 villas.

Most villas is not the same as best for a holiday, and the shape of that band is the reason to be careful. A holiday letting market is lopsided: a few large houses pull the top quarter well clear, the way Kata does at $933 and Patong at $632. What a band this tight across the largest concentration of villas in the table suggests instead is a stock of similar houses built to be lived in and let long, listed for short stays as a sideline. Its median guest score, 8.0, is the lowest of the six areas with a median, which points the same way. We cannot see ownership or lease length behind a listing, so treat that as what the spread suggests rather than as something we have checked.

Villa or hotel

Both figures below are the nightly rate for two adults on the same dates. A hotel here is a property Agoda lists as a hotel or resort. Agoda is far deeper in Phuket hotels than in Phuket villas, so the hotel half of this comparison rests on more listings than the villa half does.

The gap is not the same everywhere, and it is widest in Patong. The villa median there, $274, is about 9.7 times the hotel median of $28, and it opens from both ends at once: Patong has the highest villa median of the six areas with one and, at $28, the cheapest hotels of all nine. It also holds only 57 villas. A villa here is a deliberate choice against a very cheap room rather than a way to spend less. Everywhere else in the table the ratio runs from 3.0 to 5.7 to one.

One caution before reading the two columns against each other. Kata has the widest middle half of any area with a median, $101 to $933 across 18 priced villas. Where a band is that wide the median is not describing a typical property, it is the midpoint of a set whose members have little in common.

The other check is what the rate covers. A hotel rate is for a room; a villa rate may be for the whole villa or for one bedroom in it, and the listing is the only place that says which. A couple compares a villa against one hotel room. Two couples or a family compare it against two.

The areas, one by one

Seven of the nine have a block here: the six with a median, and Karon, which has too few priced villas for a median but does have a villa deep enough in reviews to name. Surin and Phuket Old Town have neither, so they appear in the table above and on their own guides rather than here.

Where picks appear they are the highest-scored properties Agoda lists as villas or resort villas in that area, among those carrying at least fifty guest reviews, preferring the ones Agoda has a photograph for. Agoda’s own typing is what decides it, which is why a resort villa on a shared pool can sit beside a private house, and why Jirana Hotel Patong and Ruen Tai Boutique appear here despite reading as hotel names. The number on each card is Agoda’s guest score, not our verdict, and no price for a single property appears anywhere on this page.

Four areas have no picks at all: Kata, Kamala, Surin and Phuket Old Town. That is not a gap in the research. No villa in any of them carries fifty guest reviews on Agoda, and the threshold is not lowered to fill a row.

Nai Harn and Rawai

The southern tip: a proper bay with a lagoon behind it rather than a strip, and the end of the bus line.

The compromise most first visits should make: a broad swimmable beach with enough behind it to fill a week, and none of Patong's volume.

Before you book a villa

Whether the rate is for the villa or for one bedroom. This is the single thing that makes a villa look cheap when it is not. Agoda lists both shapes under the same word, so every median above mixes them, and a rate that is per bedroom does not compare with a hotel room the way the villa and hotel section assumes it does.

Where it actually is. Open the map before paying and check the walk to whatever the trip is for. On this island that matters more than in most places: the Smart Bus covers one line down the west coast and nothing covers the rest, so a villa fifteen minutes from a beach is fifteen minutes by vehicle, every time. Whether the pool is private. The counts and medians on this page are of the properties Agoda types as villas or resort villas, and it is the second of those two that catches people out. A resort villa is a unit inside a larger property and its pool may belong to the property rather than to the villa, so the listing’s own description of the room is the only place that settles which one you are booking.

The dates these figures come from. Everything here was priced for 25 to 28 October 2026, 3 nights, 2 adults, checked on 15 September 2026, which is the tail of the southwest monsoon: our Phuket weather page puts May to October at the lowest prices of the year, with December the value month until about the twentieth, after which rates reach their annual maximum and hold there into January. Treat the medians as the shape of the market between areas rather than as what you will pay in high season.
